An international family office intends to establish a residential property fund in Germany valued in the hundreds of millions. BEST 4 PROJECT will analyse the market using the family office's existing contacts and develop a strategy with specific purchase options and will assume technical, legal, and tax responsibilities for the acquisitions. Project companies will be established, with BEST 4 PROJECT providing interim management and organising the IT infrastructure. All property management tasks, including asset management and facility management, will be organised and outsourced to external companies. BEST 4 PROJECT will serve as managing director until the appointment of a new managing director.
An international IT company is renting 7,000 square metres of office space in Berlin. BEST 4 PROJECT will act as the developer and serve as the single point of contact for the tenant's fit-out, which is the landlord's responsibility. Issues related to the tenancy agreement will be resolved, and any necessary addenda to the agreement will be prepared.
An international insurance fund based in Luxembourg holds over 60 care properties in Germany across various portfolios. The properties are in very poor technical condition. The commissioned asset manager cannot adequately address the technical and commercial aspects of the properties. BEST 4 PROJECT will take over the technical asset management, addressing resulting legal issues such as rent loss due to defects and construction measures. Additionally, tax law issues, including operating resources and depreciation, will be clarified during construction work. Finally, BEST 4 PROJECT will overhaul the asset manager's data infrastructure related to construction measures.
Institutional investors with a diversified real estate portfolio are unable to access a uniformly organised database, preventing them from conducting reliable risk and portfolio analyses, documenting internal operating processes, or complying with regulatory requirements on sustainability (ESG). BEST 4 PROJECT will determine the internal and external needs and requirements for efficient reporting and will analyse the existing database and digital systems. Based on this analysis, BEST 4 PROJECT will develop a scalable and sustainable digital setup, which will then be technically implemented in collaboration with internal stakeholders and external service providers. Throughout this phase, BEST 4 PROJECT will assume the role of CTO / Digital Lead for the project to ensure a successful digital transformation both in terms of IT and organisational implementation.
A residential property developer is encountering difficulties due to construction errors and sales problems. BEST 4 PROJECT will reorganise the project structure, including sales, and implement a quality assurance system. At the company level, BEST 4 PROJECT will support the withdrawal of the managing partner and assume the role of managing director until a new managing director is appointed.
